It's 90 meters long......that's a whole bunch of feet. Looks heavy.
 
Consider the American tax situation where deductible interest discourages stability, IE paying off your mortgage. You can also deduct interest on secondary residences, cottages and motorhomes, cabin cruisers etc. Deductible interest on a depreciating asset????? Keeps the banks happy I guess.

The idea of capping the prime residence exemption value is interesting but a challenge. Where do you set the bar? A million in Toronto or 500K in the boonies?
Out tax setup is better. Your primary residence is free of capital gains taxes, you can deduct expenses on a second property in most cases.

as for boats, cars, etc - only businesses can do that (and not for personal use stuff). In many parts of the US you pay property tax on your boats and cars
Plenty of engineers (even actual P.Eng) make less than 100K. Depends on the field and seniority level, but most will get there today after 10+ years.
my kid shares a house with a civil eng - probable on the low end as Chem, Electrical and Mechanical all make more. He’s 28, and in a jr leadership role. He just said the start at 80k, if your less than 100 after 2 yrs your a dud.

Many give you the option, its NEVER a good idea. It's just easier for a lazy tech and/or a cheap company.

IIRC the local Legion asked crown assets disposal if they had a tank, cannon, field gun or something to put in front of their building. Assets said no tanks but we do have a submarine. Close enough said the legion and it was barged in. It's an interesting tour.

I know someone in the New Zealand Air Force and he's done exercises with that sub plus others of its class. Some funny stories.
 
Every time we went to an open house or look at a house I would go to the basement, open up every door, every closet, everything...9 times out of 10 I would still find the remainder of the materials used. Cheap paint, cheap laminate, cheap cheap cheap.

My ex-realtor did this. He even told me. Buy cheap, throw on some paint, ****** floor, bad/cheap granite, and flip for 100k or more....'most idiots have no clue what they're looking at and they just want shiny, and a fresh paint smell.'

I disagree with the method...but he's a rich mofo so obviously doing it well.

Not so much with staged homes but there is a tendency to be polite when viewing a house. Be discrete and don't snoop too much. The idiocy is that the more you pay for something the less control you have over the purchase.

Buy a new toaster from CTC and there's something not right you take it back for refund or exchange.

Buy a new car at 1000 X the price of the toaster and get introduced to the service manager, booking receptionist, magazine rack attendant, etc.

Buy a new house at 20 X the price of the car and learn to appreciate the drone of Muzak occasionally interrupted by "Your business is important to us............" You put Tarion on speed dial.
 
My kid (25yrs old) started his homeowner journey 10 minutes ago when he got the keys to his first house. Saved diligently for 5 years since he left University, found a screaming deal and pounced. Nothing fancy, 40s era house on a decent lot. The house needs work, but he's in. For those who say you can't make money, his equity has jumped $40K since the day he put down his deposit. That's about 2x what it's going to cost him for the renos - post reno he should be up $100K.

It can be the last hurrah for your excavator to cut a sub canal out from your lake. That should keep you busy for a while :)

:LOL: to where, the third lake in the salmon river chain? This is going to need a bigger excavator. OMG is it ever nice out today and almost no bugs.

Plan A was a bomb, only 50% success, I got the dog to stop barking at me.
Time to implement riding plan C, I think it has a much greater chance of success.
lol see these are the kinds of dilemmas all motorcyclists have to deal with in life.

Congrats to your son. I've been saying it forever. If you want something bad enough you'll find a way. So many today, will not make the necessary sacrifices.
