Do you have any builder friends? They know the ins and outs and can make very good inspectors. Otherwise, Carson Dunlop is probably one of the better home inspection companies.

An inspection is a good idea when taking possession so any deficiencies can be claimed against the warranty. There are set timelines for when different warranties expire so it's a good idea to get someone to look over the whole property once it's completed.
To claim under warranty you have to find the defect and report it within the short time lines allowed. Most people won't go digging around in their new house looking for problems.
In addition, some things the inspection finds may not be defects according to Tarion but you may still want to deal with them (eg upper roof eavestrough discharging onto lower roof shingles).
Choose wisely - the home inspector market seems to be full of "I did a 1 hour online course and I'm now a home inspector!" specials out there.
Ontario is (or was, not sure if it's a dead bill or not) looking at regulating the industry, but AFAIK it hasn't happened yet.

Exactly! I want someone with a seasoned eye that specialises in new builds. I called Carson Dunlop, but they were asking for $780+HST. The guy on the phone didn't seem to be able to explain why it's $380 more than a regular inspection. He said it's a tarion inspection, but a home inspection should cover everything???
Exactly, builders are notoriously cheap nowdays. It's do it fast for the cheapest possible price. Municipal inspectors only look at one house out of 200 for inspection. They don't build them like they used to unless if it's a big builder like Mattamy or Great Gulf.
