Can anyone recommend a home inspector that does new builds? Experienced one preferable. Must be able to do tarion inspection too.

Isn't the new build covered under a warranty?
An inspection is a good idea when taking possession so any deficiencies can be claimed against the warranty. There are set timelines for when different warranties expire so it's a good idea to get someone to look over the whole property once it's completed.
To claim under warranty you have to find the defect and report it within the short time lines allowed. Most people won't go digging around in their new house looking for problems.
In addition, some things the inspection finds may not be defects according to Tarion but you may still want to deal with them (eg upper roof eavestrough discharging onto lower roof shingles).

Choose wisely - the home inspector market seems to be full of "I did a 1 hour online course and I'm now a home inspector!" specials out there.
Ontario is (or was, not sure if it's a dead bill or not) looking at regulating the industry, but AFAIK it hasn't happened yet.

It's conservatory group. I'd rather hire a professional that has a season eye to find things.

It's always a good idea to do a home inspection for a new build. As a buyer I have the most power before money is exchanged.

Exactly, builders are notoriously cheap nowdays. It's do it fast for the cheapest possible price. Municipal inspectors only look at one house out of 200 for inspection. They don't build them like they used to unless if it's a big builder like Mattamy or Great Gulf.
Exactly! I want someone with a seasoned eye that specialises in new builds. I called Carson Dunlop, but they were asking for $780+HST. The guy on the phone didn't seem to be able to explain why it's $380 more than a regular inspection. He said it's a tarion inspection, but a home inspection should cover everything???
A professional is a great idea. I know a few builders that do a very good job and I wouldn't expect problems, sadly the list is getting shorter with time (3 come to mind now, two big ones and a small builder).
What's $1000 in the purchase of a new home anyway? I don't deal with Tarion in single family homes so I can't comment on why it costs more. Carson Dunlop is P.Eng's so $780 is cheap to get one on site and get a report. On the highrise side, Tarion has requirements the builder has to meet that wouldn't typically be checked during a home inspection. Maybe CD independently verifies some points where problems have been found in the past?
I think you meant especially a big builder like mattamy which has one of the worst track records for after purchase service levels. Every house gets an inspection, not one out of 200. In fact they get serveral, the footings sign off, foundation before back fill, framing, electrical and plumbing and an occupation cert.
For full disclosure two close friends are municipal building inspectors and I wouldnt let either inspect a property for me.
ontario residential home inspections may be the worst racket I've seen, having read several, and had to pay for a few on properties (where there was no option) its a huge waste of
cash.
Best practices aren't the building code and all you'll get is 'well its to code" .

Back in Late 2009 I was purchasing a new build in Oakridges and looked at 3 builders: Fieldgate, Lebovic and Conservatory Group. I visited CG sales office and the salesman told me that these houses came back to market after the builder return the customer deposit after making them wait 2 years. Can you imagine buying a house, putting the deposit and waiting for 2 years and the on the day of closing the builder told you: you don't have a house. Here is your deposit back your house isn't ready...They can do that legally after delaying. The contract on new build if not MLS contract is crazy. If they can sell the house for more money on closing date they will. I hope this isn't the case for you, I hope you close your house and everything went well.
I went with Fieldgate. The less of the 2 and Feildgate no longer work together with Lebovic in oakridges due to so many complaint same as above. I actually talked to a neighbour who bought from Lebovic for more money after the previous customer get their deposit back after so many delay. My mom bought from Mattamy in Brampton a while back not bad.. Quality is what it is but at least you get a house on closing. they all may use same contractors one house or another but it's the builder whose at the end may ended up ****** you over.
Check redflagdeal for this builder and Lebovic and read customers feedback and suggestions. And yes go with the best home inspector, $400 more is nothing after all that money you spent on the house. I didn't go with Carson I went with https://www.homeinspectorpro.com/ not bad the inspector went to the attic, up on the roof and has a tool to detect water issue in the basement if the basement is finished. Now a days I heard inspector doesn't want to go to the roof to check the shingle work. Maybe call around to find one who will if this is important to you.

If I were you I'd close first before doing home inspection. This is not like resale home which you can have condition of home inspection. You have Tarion warranty if builder doesn't fix. Have you already put deposit? If you have you can't back out You'd lose all your deposit. You can ask your lawyer but the new home builder contract is way way to their advantage not to you. The only thing you have is Tarion warranty.
