COVID and the housing market

That’s true to some degree. I grew up in north Scarborough, lots of Italians, Poles and Portuguese and Greek working class families.

My Greek neighbour is 90, she emigrated to Canada when she was 16, raised 3 kids. She doesn’t speak English beyond a dozen words. I’ve known several friends with grandmas like that.

I find Chinese in my hood are eager to integrate. They get English down fast, keep properties up, and mix well with us visible minorities. They might house grandma or grandpa, but there are few homes with multiple families or a dozen people.
My mother in law is Greek terrible English. Was stuck in an old school marriage. Cook and wash dishes and keep quiet household. At over 80 to late to change things now.

That is a challenge for newcomers. Canadian multiculturalism norms encourage newcomers to keep their cultures rather than melting into a common Canadian culture.

Sad. With better Canadian focused social skills they could get jobs and fulfillment outside of the home. They could meet open minded people.

It's also a burden to the medical field when they can't describe a symptom in English. Either call in an interpreter or send them to a veterinarian.

Housing development is a for profit business and like any business, bad decisions cause losses. Auction off the mistakes and let the buyers decide the price.

Seems there’s a lot of push back on this. Let’s see how they spin this as right now…not looking great.

While I would expect it cleaner, f me what a whiny person. You don't need to disassemble the bbq and polish the guts. High heat for a couple minutes and away you go. Food left in fridge should obviously have been removed but that's a two minute job. Mouse feces aren't ideal but could have occurred after cleaning. Boarded up window could be a rock from lawnmower, again no big deal. Another article showed some dust on window frame. She was expecting a full deep-clean of an entire house before she showed up for the week. Very few people would do that. Two hour cleaning blast through the house and then the next renter arrives.

Saw some of the photos….i think I’d be screaming for refunds also as the place does look bad…especially for $7100/week.
 
For seven K a week I’ll just go to club med in Bahama . Somebody else can bbq my dinner .
I do get that if you rent a place and bring ten guests it’s cheaper , but geez for a couple it makes zero sense.

RE: Condos
I think the worst of the condo slowdown is behind us. Build costs are ~$700/sf. At some point, Gen Z is going to realize there is no alternative if they ever want to get off the rental system. They just aren't building anymore SFH homes in the GTA in meaningful numbers. Costs to build are NOT coming down and the City has their hands tied so they can't lower development costs for a 2 bedroom in a high rise - 2019: $45K
2024: $68K. (50% increase). Someone's gotta pay for the $100M community centres and hundreds of millions thrown at homeless.

Not expecting prices to skyrocket or even go up, just to not go down meaningfully from here and hover around $800-850/sf.

6 months later this is tracking well.

Worth noting that the Feds are working with the Province and City to eat [socialize] the cost of development fees to get builders building again. I maintain my position that the floor is around $800/sf. Doesn't mean it's a good "investment" but if you're on the fence about your first downtown condo or a rental for your kids through university I can't think of a better time than now since at least 2016.

A few awfully laid out units around Ryerson trading hands in the $700/sf. range. Tempting ... but too many better risk/reward investments out there at the moment to be highly interesting.
