We all have the stories , buddies house sold 3.5 yrs ago for 1.8m , just sold again for 2,900 . He's moaning " i left a million dollars on the table" . Yeah well you didn't the wife that was in the house and all the crap that went with that, so the cost of getting out started at 1 mil. Eat it.

Terra has 'fresh cut' christmas trees 10ft at $259.00 , for a tree you throw out in 3 weeks . Your Mc mansion with 16ft ceilings needs 10-12ft trees.
And we have people lining up for Christmas dinner at shelters. We are so off side its KooKoo down here.

I was going to buy Nortel when it wiggled its way down to $45. Lucky for me, it passed that while dropping like a stone so I didn't buy in.
 
Interesting article with a lot of reasonable points. With the ridiculous title, I was expecting it to be another TREB or CREA infomercial but it wasn't.

I went for a few shares when it dropped to around $10 and the guy that blew the whistle said it's where they should have been. It did the dead cat bounce and I dumped the mess.

They were playing games to reduce debt, like selling a subsidiary and agreeing to buy $XXXXXXXX product from them whether they needed the stuff or not. IE Sell your car and lease it back so it can sit in your driveway unused.

A 3800 sq ft house on ~70 acres near barrie was listed in August for 5M, drop to 4.5M in October, dropped to 4M in November. It will be interesting to see if it keeps dropping until it gets a sale. I think they're still too high.
 
There are quite a few properties in the 'fishing market' ie: if I get XXX I'll sell , and lots of agents happy to take the listing since 4% of 5mil is a solid payday.
 
What a crap ad. They aren't selling lots, they are selling pre-construction houses. If they are truly pre-construction (eg no shovels in the ground yet), a closing in Feb/22 is probably a fantasy with no basis in reality. I can't comment on the price (other than craziness) as I have little knowledge of the KW market. Empty lots near Barrie are selling for 350+ (many ++) with architectural control and builders already controlling them so your choice is pay what the builder wants for a house or find somewhere else to live. An acquaintance tried to buy a lot in a development off a builder before and build their own house and the builder said sure but in addition to the price of the lot, they needed the profit they would have made on the house as well. That ruined the economics of that transaction.

At least most of it looks a little expensive. I think the "brick" walls are stickers which is a huge fail at any price but especially in that price bracket. Not much of a back yard and the floor installer needs a kick in the nuts for being lazy and laying one box at a time. The "high-end" hardwood in the basement really appears to be laminate or LVT. Probably a better choice for a basement, but not high-end hardwood.

Way better house from almost every angle. Much classier and less McMansion. Wine cellar is way too big. To fill it would cost a lot and unless you drink a lot of wine, you won't keep it turning over fast enough. The extra space will get occupied by junk. They would have done better with a smaller room or conventional shelves for liquor instead of all of the room for cases. Lowers should not be all open, some drawers would help, otherwise doors to hide the crap that will end up there. Not sure if they put climate control in there, but if I had 300+ bottles, I would want something to make sure they didn't get ruined.

I always wonder about the staging some real estate agents put in their ads. A basement room with a leather couch configured as a bed and a fireplace? Why not make it a couch so people have fewer questions about what the owners were using that room for?

@GreyGhost that second house is much nicer...but I'd be concerned about the lips b/w the laminate floor edges...possible moisture.

However, if I could afford it...I'd be looking to flip my house to that.
