I agree......when the QEW gets backed up (and it gets backed up often) all the idiots that moved to Grimsby and work in Mississauga will try to drive through the neighborhoods to 'beat' the traffic on the way to the lift bridge. Last summer the skyway had reduced lanes, and the lift bridge was down to one lane each way. Things were a quagmire from Maple to Appleby - Lakeshore/New/Fairview all jammed packed including all the side streets. One time I was out on my bike and and was stuck at New and Guelph Line and it was a hot one out. Decided WTF and drove through the Rotary Youth Center parking lot and across the trail in central Park out by the Library and on to Caroline and then home.
East/west thru that area is always a bummer - other than the QEW, there are few options to relieve traffic. They should ditch the service roads and turn them into part of the highway.

Want it done? Pitch in and buy Doug Ford a lakefront house near Lakeshore rd & Guelph line. He hates traffic.
 
FWIW, two local sales in west Toronto both ~ 60 years old but done up to sell.

One with a pool listed at $1.685 M sold for $1.630 M.

The other was what I would call a front split, two story on the street side and one story facing the back yard. Listed and sold for $1.488 M in two days. I suspect some set up deal. That one last sold 13 years ago for $736 K against a $749 K listing, basically double.
 
Nephew bought starter house in KW at eight hundred , three yrs later needs to renew mortgage , valuation now seven hundred . Bank no likey , but they don’t want to be home owners just financers . Many back and forths and they renew but there was no leverage on rate , it was take our offer or beat it .

That’s a great outcome, during past housing prices contractions, banks demanded equity top ups before renewals. If you coundnt do that, there hook you up with a high risk lender - basically a loan shark.

If you have the cash flow and your 3Cs are healthy, banks will go surprisingly deep on renewals today.

One way to relieve the traffic congestion in Burlington once the Skyway gets backed up is simply close the Niagara bound QEW on-ramps on Fairview by Mapleview Mall and on Lakeshore Rd by the hospital and add signage on QEW at Burloak stating there is no way to get back on QEW Niagara if one gets off at Appleby/Walkers/Guelph Ln.

Id put a sign up that directs drivers to the GO train, then put a $5 toll up between the skyway and 427. Waive the toll if you used the highway to get to a station.

There too many highways converging with no other decent east - west options.

There are no clear roads across the GTA between the shore of Lake Ontario and Orillia and even highway 12 can be slow.

What is incredible is how fast colleges scaled up when the gold rush started, how they still complained about being underfunded despite eye popping surpluses ($121m while spending like drunken sailors?)

Let’s see how fast can scale back to the new realities.

It's always easy when the money is flowing. No different from gold rushes of the past.

The interesting question is how much structural spending they built in. Things like taking out 10 year sponsorship/naming rights deals on unrelated facilities continue to hammer cash flow even after incoming money dries up.

Colleges has always been much less likely to grant tenure so there are very few invincible jobs and lots of contract positions that can easily not be renewed.

The sad part about most of this is I doubt anyone believes that the courses/students being cut matter. They were always fluff to work in Canada. Losing the courses doesn't hurt canada much. It obviously hurts some people like landlords and teachers that were able to capitalize on the rush.
 
Seeing as how Carney has just put Evan Siddall - you know, the guy who said that people shouldn't be able to own homes and that the equity wealth of homes should be taxed to "improve" intergenerational inequality, that guy - into the position as director of "Build Canada Homes<tm>", it's very likely we'll see another run at trying to set up an equity tax on anyone that has a home to their name.

I`ve just started watching your vid over on the Carney.. Master of Disaster thread. Recall I`ve mentioned never underestimate the stupidity of the Canadian voter? There`s the proof. Carney just hit a 60% rating, do you think any of the Liberal supporters understand they`ve set themselves up for the royal cornholio? If they even own anything? The mess in our country is Trump`s fault, kick his ass Mark. What a pathetic joke.
 
Friend in Oakville finally sold her house . Sat on market for a year at 2.2 million, its an intersting "historic" Bronte house , but the town whacked historical designation on it 3 yrs ago and nobody would touch it. Lovely place on Lakeshore , but you cant do anything with it. Sold at 1.2M , but its gone.

I read a news piece a week or so ago.. that sounds like it was about your friend's house.
