Enough of COVID...what are you doing to the house?

As an "up"grade, jack the house and add two or three courses of block to the foundation and then set it down again. Basement headroom solved.
I’m leaning toward leaving basement as is, insulating it, finishing it partially, and not making it ‘living space’.

But….maybe this cottage wasn’t the best idea.
 
My ceiling saga is nearly at an end. What I thought was condensation, which was really a huge leak (actually several different leaks over many years), which led to a peaked roof being put on over a flat roof is at the drywall stage. The spray foam guys came back last week to fix a small shrinkage issue between a few of the ceiling joists. They cut sections of foam out and resprayed it then gave every gap extra foam to more or less level out with the joists. This was all done in a few hours. Our contractor suggested resilient channels be added for the drywall ceiling as this helped even things out plus there’s a bonus with noise reduction there too, not that it’s needed in this room. Next week things will be painted and my wallet and bank account will be emptied but I will be happy and will not have to worry about weird water stains on the ceiling ever again (hopefully).

This has been going on since September with delays due to the building permit, waiting for engineers reports and architects drawings then the winter. We have had to use a storage unit since then to store things in (at $100 a month) so we are looking forward to that going. Booked a carpet cleaning service in to do a tidy up and after I install a new floor in another room we will get the ducts cleaned and hopefully then we can just enjoy the place until the next project comes along. Which will probably be the week after all that’s done as when you own a house, nothing is ever finally done.
 
Garage thread or house thread? I picked up a La Pavoni PUBS. It has been in storage for a while. It's in great shape just needs some cleaning and I'll probably split the boiler to inspect condition. I will refurb it and then decide whether to keep or sell it. 1500 watt 120V so it can easily be used at home. Commercial machine so it turns out drinks quickly.

This is a complicated beast. Pressurestat, auto fill, external pump, etc. Pressure gauge is dated 1994 so that is probably close to the machine age.

Here is the drawer of small parts/assemblies cleaned up and ready for reassembly. Boiler is interesting. I couldn't find schematic diagrams for the internals. It turns out that inside the outer welded stainless vessel, there is a separate inner cylinder. I havent traced plumbing yet but I assume the inner cylinder will be the steam generator.

This thing is too big to fit on the counter. I'll need to build a cart to house it. Counter level on cart will be something like 6" lower. I have some old bamboo counter that I can use. I havent decided what it looks like below that. Probably a cabinet to hide the pump (about the size of a small watermelon), waste bin (~2L and avoids drain tie in) and likely filtration/water treatment (this may be most expensive part of this project). If I end up selling the machine, the cart will probably go with it.

Large outer chamber is steam creation (pressurized hot water), inner chamber is hot water.

FAK!

Just found out I need to go underground to upgrade 60A service to 100A…

100m or so from pole to where panel is needed.

Hand bombing or trench with machinery? Recommendations?
Anyone have a trencher?

It’s all sand so soft but a pain with navigating roots and old stumps.

I’d review what you have now. What’s the size of the incoming line #6 copper or #4 aluminum are maxed at 60. If the service line is #2, you can keep that for 100a.

No official spec yet. But getting some help from a GTAMer.

Got a quote from Wasaga Dist for 150ft of cable just waiting to confirm whether that includes the trenching or not as it’s not clearly stated in the quote.

EDIT: appraiser was adamant that it’s a 100A line.

How can I confirm safely? Going to a 60A fuse panel currently.

Check the gauge and type of the service wire.

Lots of houses I’ve seen with 60a panels have service feeds capable of 100, sometimes 200a.
