Haha. "Positive cash flow for over 40 years". I suspect that wouldnt be the case at the current acquisition price. That being said, its cheap enough that i wouldnt be surprises if someone pics it up as a toy.
 
If they do sell the track, what happens to all those pre paid track days. I still have six for this season. I guess it's time to buy a couple Lotto Max tickets. Lol.

Splitting up this land is unthinkable to anyone with any connection to roadracing or track days in Ontario. The current asking price has come down (was 6 mill, the place has been for sale for years) and obviously it's now being advertised (suggests that maybe someone is getting serious about selling it). On another forum it's figured, rough numbers, that the place probably needs about 2 mill to put right. Repave a significant portion of the track properly, fix the grandstands, tear down and rebuild the tower (which currently has zero chance of even approximately meeting current building and fire codes). Problem is that the total of the asking price and the repairs, still doesn't make for a good business case.

The price drop and the advertising has gotten people talking. If it comes down another 1 - 1.5 million then it gets interesting.

That would be up to the new owner, whoever that might be.
 
hey Brian, I was referring to hwy 2 road frontage that is mostly unused
if 6 or 8 building lots could be subdivided and sold, raise maybe 750 to a mil
track could operate as usual, but no one wants to build in that area
because of what is just a stone's throw to the south
in a normal S. Ontario real estate market you could entertain this idea

There's actually not much Hwy 2 frontage. The oval dirt track on the left and the motocross track between that and highway 2 are a separate property (Trailblazers Park). If you hypothetically keep the track as a functional racetrack (which is what everyone hopes), a property there would be a tough sell (and it would be a tough sell regardless). There is so much other open land in the area that there's no pressing reason someone would want to build a house right there. The fence line beside the access road between the south and north paddocks (right edge) is the property line.
 
As Brian stated it would be a tough sell, for a building lot. The noise and traffic, on race days, would be a HUGE issue for any residence there. Pplus as often happens once occupied, they would begin to complain, (even though they knew the track was there, pre purchase, of the noise and traffic conditions, to local politicians). Just as those people who buy a property right next to an airport, and then complain about plane noise...lol

That would trigger "studies" to determine if they were actual issues or not. Simply wouldn't be worth it.

How about a racetrack co-op
 
I paid for FAST ....what's gonna happen if it sells before my course day?

Also, I'm in if any one wants to co own it...if 10 or 15 of us get together and pitch in..hey..who knows!

If it sells, then what happens to it afterward is TOTALLY up to whoever the new owner is.

I would say that there is a high probability of business as usual, at least for some period of time ... but it's not guaranteed.

As a new owner, they would want the profit from those events or something worked into the purchase by the current ownership. Happened when Cayuga got sold. The prepaid track days were null and void by the new owners.
 
The dirt (and the zoning) is worth maybe $2million tops. It would take an equal amount to upgrade and return it to former glory.

the new owner should include in the purchase contract a reduction in the purchase price equal to that of any prepaid services.
when did tmp get sold? curious about the purchase price.

It's on reserve land isn't it? Does that make any difference?

I thought the reserve was west of shannonville.
