    COVID and the housing market

A wrong choice can blow up your financial life but the right choice can improve it substantially. I would be likely be in a worse place financially if I was single.

The Reasonably Priced Used Motorcycles for Sale Thread

While I like it, the sellers declaration of "Great beginner or commuter" is complete crap. It's hard to find a worse beginner or commuter bike than a japanese import. It was sold in Canada for two years 35 years ago so that's not going to be much help. Expect it to be down for months at a time...

It looks like the other colours are the same price and most have stock.

Pro 6 Cycle closing the storefront

Hopefully Royal hangs on. I can imagine that many people try on stuff and then buy online to save money. If I try on stuff in a store and it fits, I buy it there. If I buy online, I roll the dice on the fit.

Enough of COVID...what are you doing to the house?

I use nest from anywhere with no issues. I wanted to use ecobee but it could control less wires so I went with nest. Try home.google.com

    COVID and the housing market

Imo, his street has been hit hard by recent fire sales. Unless he wanted to buy on his street, imo the gap between what he has and what he wants has grown by hundreds of thousands temporarily.

That's a reasonable position to take. You also took a different path to wealth, leverage isn't the only one. As long as people understand and make educated decisions, I can't criticize the choice they make. If my net worth was 10x what it is now, would I keep my foot on the gas and keep so much...

    COVID and the housing market

Buying rental properties is an entirely different conversation than buying a more expensive house to live in. There is a path where the beaches house appreciated faster which allowed you to pull more out which allowed you to buy more rental properties but most people don't have the stones to...

    COVID and the housing market

Probably but also your disposable income over all these years would almost certainly have been much lower. Would you have been happier with more house and less bikes? Housing net worth is a fun number on paper but for most people, it represents dead money that they will never get to enjoy and it...

    COVID and the housing market

If you look at a hyper-local market like your street, a few panic/indiference sales (divorce, estate, relocation to LTC, etc) can depress the values substantially. In that case, the comp price doesn't really represent the price of that product in that market but it will still be used for future...

    COVID and the housing market

I think it is location and product specific. Around me, there are lots of listings and sale prices are flat or dropping. Toronto condos have so many listings that obviously prices need to fall to balance the market. The retail market is aiming for $1000/sq ft and even at $750/sq ft I don't think...

    COVID and the housing market

There is a lot at ~$1000/sq ft. The articles about bulk buyers getting much lower prices almost never provide an actual example, they are shrouded in mystery. I suspect that for most buildings, even the $750 number may be higher than a well-functioning market is willing to pay. The retail condos...

We Know you Ride, But do you Shoot?

That's where something like an FRT could bite you. I'd be shocked if you brain could process the weird sound fast enough to prevent the following shot.

We Know you Ride, But do you Shoot?

I can't comment on price but Gagnon's in Oshawa is a decent store with good people for those in east GTA. Sadly, the old owner of the store died in an armed robbery decades ago.

    COVID and the housing market

Because of capital appreciation or cashflow? While we can't know for sure, I think the dog crate capital appreciation game is mostly over. Inflation will run hot and condo fees will increase much faster than inflation to batter cashflow. Obviously with the big run up over the last few decades...

    COVID and the housing market

I'm still not convinced about the economic viability even at $763/ft. That puts a 500 sq ft condo at $380K. Condo fees approaching $500/mo. Property tax of ~$250/mo. Rent is $1500-2000 (which is nuts imho). Assuming you put 80K down on unit and paid for LTT, lawyers, etc with cash, mortgage is...

We Know you Ride, But do you Shoot?

Old dudes and/or widows are another good source of cheap guns and ammo. A lifetime of collecting followed by the realization that they will never be used again. Going to another shooter keeps the government from destroying them.
