    Seem like a good bottom end stating point? Guess I'm a little out of touch. Just did a search for my neck of the woods and the average price here is now 433,000 with the biggest bump. Damn ..and I though I overpaid 15 years ago....

    That pretty much sums it up. Cash or mortgage. Easy to carry over inflated price via low interest. If it ever jumps like it did in the early 80's people will walk away. I would imagine a rate going from 3 points to 5 or 6 would really eat up disposable income if one was carrying 200,000 plus?

    Stronger today for sure! The route I took is the fastest without taking the 403 /401. Once you get west of #8 it's pretty flat farm country with typical grid concession and county roads.

    Reads like your quick response saved your bacon. I know how sometimes one can become complacent too. I found myself doing just that at rural stop signs. Just kind of relaxed and not really in the ready to ride position or frame of mind. Trying to get out of that bad habit with constant mirror...

    Missed target .. heh If the first house shovels all thier snow to the right or towards you the wing would pick up that material and then it would dump off in you laneway and if you pile all you snow to the right it plays forward.
