    On the flip side, when vacant lots are pushing 500K (or more), if you build a 1000 sq ft house, you are invested for 750K and you can sell for ~750K. If you build 3000 sq ft, you are invested for 1.25 and can sell for ~2M. The economics of small houses on expensive land don't work well.

    There is nothing incriminating on my phone but I'm not handing it over. If theyre feeling extra prickish, they may "accidentally" drop your phone and there is no recourse for you if it breaks. Photocopies in my glove box to hand to the cop.

    Mulch is cheaper than plants. Less is more. I would plant in bunches with space between them. Over time, everything reverts to filled in with chaos.

    On a bike? Call ahead for canadian tire as most of them only have one or two techs that are willing to perform a safety on a bike. Obviously any bike shop can do it (but they'll be crazy busy right now). I think theoretically any auto shop can do it but many don't want to.

    It's worse than you imagined. Many of those dbags go up there and cause damage (like kicking over your chimney). Then you go from no issues to a real issue that requires immediate intervention. They often charge tens of thousands to fix the damage they caused.

    For the septic systems I have had to deal with, only one had a pump as part of the main system. They others had pit pumps to go from basement fixtures to tank but everything from the main floor to tank to weeping bed was gravity.
