Private property - un-insured drive accident

Residential tenancy system is completely broken for both sides imo. If I was to buy a property to rent out, it would either be Airbnb (obviously that has many issues too) or commercial where there is a lot less crap. Sign the lease, collect the amount or lock the doors and sell their crap to cover the rent. It's fast and simple and everyone knows the rules.
We lived in the house for 6 years and AirBnBd the basement apartment to over 250 guests, and only ever had 2 issues:
  1. escort booked the place, and after the 2nd unregistered guest/visitor we had airbnb kick her out
  2. a guest booked the apartment for 2, but had 4 people stay. We notified them and the additional 2 guests left.
With the new bylaws we are no longer able to airbnb the unit, since it's not our primary residence.

Our good guests were visitors from outside of Ontario (from other provinces).
Our best guests were international ones, who followed all our rules.
Our least favourite guests were locals from Toronto, so we stopped accepting locals altogether.

My problems with airbnb are more related to removing housing from the pool and the possibility that it could evaporate in a day (government regulation, lawsuit kills business model and airbnb evaporates, etc). It's good to hear you had mostly good experiences with the guests.

We did feel bad about taking a livable space away from locals, but then....look at what we're going through with locals. We're actually considering not even renting the basement anymore and just using it as storage. It's almost not worth the headache (and actually a loss at this point).
