Not a good idea on using the front brake while stopped. If you've been braking hard, those pads get really hot and concentrate the heat on one part of the rotors, and when you take off, they cool down at different rates and you may warp your rotors.

Buy one of these sprayers from dollarama. Bring out a bucket of fresh water, soap, sponge and chamois. Rinse bike first and then clean, refilling water in the pressure sprayer with the reserve water in your bucket. Use the chamois to dry, then you're done.

I like the idea of a tub of concrete, coupled with an almax chain. Depending on the condo board, that could help a lot of guys out there parking their bikes alone in the parking garage with no pillar to attach to.
If I were you, I would ride dirt for a few years (bonus points if you live in the boonies already). It'll give you time to get a feel for shifting and balance, plus you'll learn about fixing up your bike. You can get a decent dirtbike relatively cheap, and keep it after you start riding street.
