To me, FZ6R or the Ninja 650. Both extremely good choices, they look great, sound great, ride great. I have a 2011 ninja 650 and riding this is very enjoyable, and has quite a bit of power too. I've also not had a problem maintaning the bike myself. Taking apart the bike to do some installations...

Yup, its your choice to stay safe. I know for a ride any longer than 10 minutes i will fully gear up, as for a quick ride to get something, the minimum is helmet/gloves/shoes

well point of the vest is to protect your major organs. So with that and a helmet, he's somewhat covering the most important parts. If you're going down, the least of your problems will be broken shoulder/arm/wrist/hands and major road rash. Just like a cop vest, it protects whats important ...

Honestly, you could have a chat with management at your condo about this issue and see if they will allow you to do some work on your bike. If that still doesn't fly...there's always the option of just going to a grocery store like food basics or loblaws or something like that and just do it...
